Privacy policy

Kiray360 (ኪራይ360) is property-management software operated from Addis Ababa, Ethiopia. Landlords use it to run their rental portfolios; tenants use its portal to see their own lease, payments and maintenance requests. This page says what data that involves, what we do with it, and what we deliberately do not do. Last updated: August 2026.

What we collect

• Account data — name, phone number and (optionally) email for landlords and their staff, used to sign in and to reach you about your account.
• Portfolio data entered by landlords — properties, units, leases, rent amounts, payments, deposits, expenses, maintenance records, and tenant contact details (name, phone, optionally email and ID number). Landlords are responsible for having the right to record their tenants' details.
• Signature evidence — when a lease agreement is signed in Kiray360, we record who signed, when, from which network address and device, and a fingerprint of the exact document signed. This record is deliberately permanent: it is the proof both parties rely on, and nobody — including us — can quietly edit it.
• Payment receipts — if a landlord enables receipt verification, tenant-submitted bank or Telebirr receipt references are checked against the bank's own verification service (verify.et). Subscription payments to Kiray360 made online go through Chapa; we do not see or store card or wallet credentials.
• Messages — SMS and email the system sends (rent reminders, sign-in codes, receipts) are logged so there is a record of what was sent to whom. Delivery uses an SMS gateway; message text and the destination number necessarily pass through it.

What we use it for

To run the service you signed up for: leases, rent schedules, invoices, reminders, maintenance, statements and the tenant portal. We do not sell data, share it with advertisers, or use tenant contact details for our own marketing. Tenants are only ever messaged about their own tenancy.

Where it lives

Your data is stored on our server in Ethiopia, not on a foreign cloud. Backups are taken daily and a copy is kept off the main server. Access to production systems is limited to the operator, over authenticated, encrypted connections.

Who can see what

Each workspace is isolated: a landlord and their staff see only their own portfolio, and staff access can be narrowed to specific properties or read-only. A tenant signs into the portal with a one-time code to their own phone and sees only their own lease. The platform operator can access workspaces for support, and every such access is recorded in an audit trail.

Cookies

We use cookies only to keep you signed in and to remember preferences like language and night mode. There are no advertising or third-party tracking cookies.

Retention and deletion

Portfolio records are kept for as long as the workspace exists — they are the landlord's books. Financial history and signed agreements resist deletion by design, because they are evidence of what was agreed and what was paid. If you close your account, contact us and we will remove personal data that is not part of records the landlord is required to keep.

Your rights

Ask us what we hold about you and we will show you. If something is wrong, we will correct it. Tenants who believe a landlord has recorded their details improperly should raise it with the landlord first; we will assist where the data lives in Kiray360.
