These terms govern the use of Kiray360 (ኪራይ360), operated from Addis Ababa, Ethiopia. By creating a workspace or using the tenant portal you accept them. Last updated: August 2026.
Kiray360 is software for managing rental property: leases and e-signatures, rent schedules and invoices, payments and deposits, receipts, maintenance, and a tenant portal. We provide the record-keeping; the tenancy itself — the contract, the money, the obligations — is between landlord and tenant. Kiray360 is not a party to any lease and does not hold rent money.
A landlord's workspace and everything in it belongs to the landlord. You are responsible for what you enter — including having the right to record your tenants' details — and for keeping your sign-in credentials to yourself. Staff accounts act under the workspace owner's authority. You can export your records (statements, CSV) at any time.
Agreements signed in Kiray360 carry a permanent record of who signed what, and when. Once signed, the document and its signature evidence cannot be altered or deleted — by you or by us. That permanence is the point of the feature; do not sign test documents on a real workspace. Financial records similarly resist silent deletion: corrections are made by voiding and re-entering, so the trail stays honest.
The first month is free, with no set-up fee. After that, pricing is per occupied unit at a rate agreed with you directly — there is no price list, because portfolios differ. Invoices are issued monthly. If an invoice goes unpaid past its grace period, the workspace becomes read-only until it is settled; if it stays unpaid, the workspace may be suspended. The tenant portal stays reachable during suspension — tenants are not punished for a billing dispute. You can cancel at any time; there is no lock-in.
Rent reminders, receipts and portal sign-in codes are sent by SMS or email to the contacts you recorded. You are responsible for the accuracy of those numbers and for having your tenants' consent to be contacted about their tenancy. Broadcast messaging must not be used for anything unrelated to the recipients' tenancy.
Do not use Kiray360 to record fictitious tenancies, to harass anyone, to probe or overload the service, or to store content unrelated to property management. We may suspend accounts that do.
We work to keep the service available and your data safe — including daily off-server backups — but no software is perfect and no availability is guaranteed. Kiray360 is a record-keeping tool: to the extent the law allows, we are not liable for disputes between landlords and tenants, for losses arising from information entered into the system, or for consequential losses. Nothing here limits liability that cannot lawfully be limited.
If these terms change materially, we will say so in the app before the change takes effect. Continuing to use the service after that means you accept the new terms.

Agreements are generated bilingually (English/Amharic) and signed on any phone. Every signature is recorded with a timestamp, the signer's details and a fingerprint of the exact document signed — and once signed, the lease locks and can never be silently edited.
Yes. Leases can bill on the Ethiopian calendar — rent falls due on መስከረም 1, ጥቅምት 1 and so on, and ጳጉሜ is handled correctly (it is not billed as a month). Dates show in both ዓ.ም. and the Gregorian calendar throughout.
No app. Tenants open the portal in any phone browser and sign in with a one-time SMS passcode. There they see their lease and payments, submit rent receipts, sign agreements and report maintenance — in English or Amharic.
